This time I changed when the 10% per year decline started to see how much impact that had and also changed how long it lasted.Here's a summary of the net worth from each scenario in year 40.And, here's how cash flow changes at the end in year 40.I just made these and have not really dug in to study them, but at first glance, it looks like the later a crash happens (which is when you have more properties impacted), the larger the impact on your net worth.Cash flow was not impacted that significantly though by when it happens.The longer a crash happens (like a crash that is 10% per year over 4 years), has a bigger impact than a crash that is 10% down per year over 2 years.

Hi,I have a home insurance plan with 'Guaranteed Rebuilding Cost' few months ago I had a water incident and when I filed a claim with the insurance company they did reimburse me for the water damage restoration agency as well as fixing other damages like fixing ceiling and a portion of wooden flooring that was impacted by the water issue.

In fact, it's water management system was poorly designed to begin with.I know, no risk, no return, but I take on good risk... that is risk that I'm fully aware of, understand its potential impacts, and can mitigate.

I just had my home at the time, so I wasn't really impacted by 2008...minus that around 2009 I picked up 2 sets of duplexes because prices were down.  ;-)@Vika Bha, shh...Don't go spreading this around, but I'll run the tool for you really fast.Okay it DOES seem to work out.

If I can't raise more private money, I'll be going with HML at 12/3 (like David mentioned)...but I'll be using the HML for the big projects where my hold times will be longer, just to reduce the impact of the points.
