I'd personally be a bit more conservative with the underwriting and make sure to see what the carrying costs could potential get to especially if this is a bigger renovation and not just cosmetic.

Currently I am exploring investing in new construction rentals with the goal being to better calculate cash flow at the front end with maintenance/cap ex expenses being low for a prolonged period of time and predictable.

My lender provides this without an $8k fee to join a Facebook group.

I had a decent set of renters that are leaving after their lease is up at the end of this month.

My loan officer seems to believe this means that I need two separate loans, sales agreements etc... 

However, with this being a rental property out of state, I have found it almost impossible to access any of this equity.  

And there is no problem that this document is saying that I have the permission but it is also signed by me?
