The only negative thing I have noticed in Columbus, Ohio is rentals near the university

My wife and I are considering investing in Auburn, AL and renting out by the room.

Looking for sites that are well positioned around areas of growth within close proximity of universities (to capitalize on student population) medical centers, technology districts, financial districts, area entertainment and outdoor recreation, trail systems & transportation options. 

It's located a few minutes from the University of Memphis in Memphis, TN.

There’s no one universally right choice.

New would probably be more expensive but would nearly eliminate some of our maintenance concerns for years to come and make for very attractive and higher rent units in this city of 45,000 with a medium-sized state university.

Currently, I am a senior and student-athlete at Rice University in Houston, Texas.

Targeting college/university students tenants for fourplex townhome developments in well connected college/university and gentrifying downtown areas.  

I wanted to at least share some of the ones I am looking at since I look for BRRRR properties in 1-4 unit range as well, any maybe it can help you focus on some your searches:- Take a good look at the Universities in town.

She is moving for a job at the university here and is a Vetrinarian.
