Its easier to do all of this when you have an empty unit.I have a two bedroom, 900 sq ft and just got it painted (lots of prep), all new flooring, kitchen cabinets / counter, sink, some plumbing, water heater and new appliances (stove & fridge) and it cost me about $10k.

I don't really like the idea of having a bunch of houses and fixing all those problems when they arise (i.e. new roof, broken appliances, etc.)Thanks!

I was planning on my labor for the following: repairing structural damage on front porch, replacing 6 windows, adding a half bath, painting all rooms, new appliances, replumbing, and new vinyl plank floor.

But they're basically things like, light bulbs(usually it's the exterior ones they call about), flipped breakers, unplugged appliances, leaky toilet(if it's just the float and you can just change the angle slightly), furnace filter.
