Since I have gotten into RE and doing pretty good with it I find myself looking at all my toys ( boats, extra vehicles, 4 wheelers, gun collection, etc ) thinking to myself I should sell all of it and invest into more properties. am I the only one?

I think you need to take a step back and see why you would need to purchase a new vehicle that you would need to consider borrowing to begin with especially if you are so financially savy.

@Mike Thomas most syndication deals are accredited only as well.. there are vehicles to allow up to 35 unaccredited.. at least in the state of Oregon..

The new loan program allowing 5% down and renovation is an amazing vehicle....given you have time on your side, if I were you, I would find a property that needs a heavy renovation and get it completed before you even get there.I am happy to connect and make some introductions to some rock star real estate folks here in the area.

They can't add value to their holdings through any effort of their own.One can invest in real estate and achieve "diversification" through the public markets using multiple vehicles - most prominently through Real Estate Investment Trusts, or REITS.

And, having enough RE to shield those other revenue streams is important as well, since this way I can earn less and keep more...So, unlike our friend Burke who practices real estate as both a business and investment vehicle, I see RE as a tool - one tool of many.
