If you are renovating, and pulling a permit they will most likely require you to redo the wiring for the needed dedicated circuits (fridge, dishwasher, microwave/hood, etc) and to meet current codes (locations of outlets, GFCI etc).

Sadly just getting rid of the tenant does not get rid of the bed bugs because they can hide in outlets, carpet and so on.....

I'm starting to analyze properties just to get a sense of what we're looking at, but would love to hear from folks with experience things like basic steps, expecting the unexpected, what they wish they knew the first time they did an exchange—or any other tidbits you can offer a newbie from an experienced point of view.
