Just had someone quote me $400 plus materials to replace a sluggish ceiling fan and nonoperational garbage disposal. 

It would be tough to find quality tenants to pay market rates prior to finishing the work so you may be sitting empty until everything is turned around.

Grab up all the free material you can get your hands on.

Are there any particular type of material that is better than others for plumbing for long term use?

Only problems I have comes from getting cheap on materials.

I imagine its tough to get started in a state as expensive as CA.

@Nicholas Krogmann I can only speak for the OKC market, but here they're tough to find.

This is just an idea, but I would put up a simple patio cover with cedar posts and a top of metal or lattice material.  

And my salary for management etc would on a 1 mio $ deal be 1000.000 x 0.3% = 3.000$Of course my math could be off, and I’m not including property optimization and eventual refinance (BRRRR), but unless the deals get massive it’s seems like a tough call.

Supposedly lots of subdividable 6.5 Acre w/private dock for 30K...and with a "log home package" for 70K (package includes materials, no construction)...and some other options as well.This is not the first time I see one of these offers.
