The downside for him with what you are proposing is that it ties his money up in the property long term since he will be getting a fixed monthly sum when title changes over instead of the full purchase price.

For example, a seller might opt for a lower price in exchange for a quicker sale, but if you're just posting retail on CL, you can't really promise or assure that it will be quicker than if he had worked with you.I imagine a flex option contract would be the ethical thing to do (so as not to tie in the seller), and perhaps a little cash to show your good faith intentions.

(check up on that bit of info..) i could be wrong.another good avenue would be just simple networking with private sellers. they are out there. ask them if they have their property listed, research if their properties are or are not listed to CYA. motivated seller's are golden... that way you can tie up the deal first at hand.. there are tons of ways to get FSBO's (for sale by owner) to wholesale, just gotta beat the bushes as they say..But be of good cheer, they are out there waiting...all the best Rodney...
