Simply signing and returning the form to us would more than validate a property I would believe.Mailing a form to them seems logical and doable.

Hi all,Working backwards from an initial goal of $300 per month, $3,600 per year, I would need $18,000 in starting capital if my average return is 20% per year from NPNs.Sounds doable in terms of saving, but my concern is that if I buy 2 or 3 notes, probably NPN junion liens, each one will still be too small (really bad quality or bad collateral in a dangerous area).

. $30k in this market is doable, but it may not be in the condition that 30k in repairs (especially since you will have to hire out all of the work) is feasible.

Extensive 1st project for a beginner...Initially I purchased light rehab projects(paint, sheetrock, roof repair, etc)..Quick turnaround to rent quickly...After rehabbing over 20, I'm selective...No 2 rehabs are the same..Each will have it's own set of issues...You will need Plan B, C, but all doable....
