I don't want to analyze deals to deep because i wont buy for maybe another 8 months or so but is there anything yall can recommend that i can be doing now to help me when it comes down to analyzing deals?

To be honest am unsure where to start after buying raw commercial land.

And your buyers agent should make it a practice to do a permit search on a buy side transaction.

I already have 1 rental properties, looking to buy 1 more in grand forks. 

They are hard working people who have made sacrifices to save up money to buy property in order to invest for their future.

So the option to buy here in this small town is out.

One option could be to buy out your spouse's share or vice versa.

If you prefer conventional, you can buy it under conventional and get an umbrella policy to protect yourself.
