I'm on day 2 of my 45 day period to identify a replacement property.I've sold two residential properties in Boise, Idaho and I've got a 3rd that is under contract, for a total liquid cash amount of about $550k.I've also got the capability to sell more of my portfolio (about 2.5 million all cash.)Right now my overall goal is to reduce the headache and issues of dealing with property management companies who are constantly ripping me off and also just the hassle of having 13+ properties with pretty low cap rates.My goal is to just produce cash flow as I'm already kind of retired and I just want to focus on my online business, not constantly dealing with real estate.

I was wondering if anyone is familiar with the following platforms and which you believe is best for someone trying to build a diverse portfolio and fund a retirement account?

Money magazine has it as top 25 places to retire.. 

The population is declining because the baby boomers are getting older, passing on or retiring elsewhere (though with our low state tax and no tax on retirement benefits I don't see why... from a financial standpoint).

I have identified a couple of properties in with good numbers and I have also found a couple of people looking to retire and sell their entire portfolio. 

Otherwise, to be fair to all applicants, you'd need to adjust for retirement plan contributions, tax deductions, Social Security Insurance, etc.You can always make your requirements more or less strict, just by adjusting the multiplier you require.

We got started in Real Estate Investing about a year ago when we realized that my husband had six years until he was retirement eligible.
