Contact renter and now 2 days more added to processing.The verification process should have been a once and done, but Dwolla doesn't initiate some of these steps until you have money coming your way.Dwolla touts it's monthly payment request as a great way for landlords to remind their tenants to pay.

You do/should have the option to keep the tenant (request the file for occupant- rental documents, lease, security deposit information ) if you would like to consider keeping the current tenant.

@Chris Adams We have that wonderful rider up here as well ;-) However, surprisingly the new lender with whom we dealt on our last acquisition did not request an assignment of rents ... this was a first for me.

I am sure someone with more experience can provide more info, but here is a start.The information I kept was: - original signed application & lease (tenant received copy) - signed completed move-in checklist - records of exact date and payment amount from each tenant - signed complete move-out checklistI kept all this information for several years after the tenant left to property.Having learned more since that time, I would also keep - records of all maintenance requests from tenants - records of exact date and payment for all maintenance items

We are finishing up a rehab project right now and the contractor that was doing the work was doing a horrible job, taking too long and causing a lot of issues, so I decided to fire him this past Friday and cut my losses.I haven't paid him his final draw yet and based on the quality of work (or lack there of) and he was already at his time deadline based on our contract and had at least a third of the scope of work still unfinished or needing redone because of how bad the finish work was.I tried to negotiate a final amount for us to agree upon to part ways and have the contractor sign the final lien waiver, but he is requesting more than what I think he deserves and he is threatening to file a mechanics lien against our property if I don't give him what he wants.Any thoughts or suggestions on what my rights are and how I should handle this???
