You've never met this tenant, and you don't know how things were represented to her.

Also, if you are looking to save money on it, lots of times we will just ask the representative if there is any discount they can offer. 9 times out of 10, they will come up with a better deal and make it very competitive.

As an agent, when I represent a seller, I always meet with the appraiser when they do their property visit and I always hand them comparables.

Sounds like neither side is being represented by a formal agent/broker?

Many of these markets are very well represented by sellers & turnkey operators here on BiggerPockets.

In Louisiana, there is dual agency where a broker can represent the seller and the buyer in the same transaction.

@Gilbert Lugo You can ask for a reconsideration of value and provide 3 sold comps that you think best represent your property.

Not sure what happens exactly if they find out but my guess is a lot of lawsuits which I doubt they can afford a lawyer to represent themPlan B for you would be to keep your eye on the foreclosure process, find out when the sale date is set and be the first person there to bid. 

It's convoluted enough that if you and your partner came to me, I would suggest both sides have separate lawyers to represent them during the negotiation.
