I also use Guesty to Automate my cleaning schedule, so my cleaners get automatic email and text reminder everytime there is a check in/out coming up, so that they dont forget, along with any other notes I want to leave them.

The expenses for each should be estimated, line by line, and item by item from the ground up ... after all, when you check out at home depot or ask a contractor for a bid, they don't ask what the place rents for before they calculate the bill, and neither should an investor :) ... and also a friendly reminder of a previous point made: cash flow is an important thing, but it is not the only thing ...

I have been thinking about this idea since last week and also was reminded of it while currently being a passenger on Rt 93 with a tiny bit of snow on the ground and everyone causing a collective 30 MPH speed limit…I wonder how many massive financial events are actually dominantly caused/accelerated by collective fear and contagion instead of actual economic factors…What do you guys think about contagion?

We ended up finding a duplex that had been vacant for 3 years and purchased it for $60k (reminder this was the middle of nowhere Kansas).
