In an upward trending market, many are relaxing the 70% a bit, though in your case of using private funds that's probably not a good idea. 70% is just a crude formula.

A local bank or credit union may relax these restrictions if doing a loan that they keep in their portfolio, but this won't be long term fixed rate money, and rates will be a point or two higher.I'm sure you know that you're supposed to live in that owner-occ property for a full year unless you have extenuating circumstances.
