If you definitely want to use someone local, contact a local REIA and ask members for referrals or contact your state CPA board as they are usually more than willing to help.For reference, you will want to discuss with your CPA:1.

If you meet in person ask them for investor references and call them to see if they AC company did a good job.

That I can refer someone for that. 

You just need a reference to a county where they have done business, then check their recorded documents to verify that their talk has some substance. 

But please know I'm not interested in debating the "what ifs"...so I will not be the right resource to reference in further posts. 

Collect the names/numbers of the companies they send out and keep it for your own future reference.

For future reference, do you know of anyone other than Universal Credit Services who can pull credit?

The term is more traditionally used in an investment setting, and isn't  usually used when referring to a 30 year mtg etc.That being said, I stand by my original post.
