It's incredibly shortsighted to depend on the government to fulfill their side of that bargain.I absolutely believe that student loan debt combined with millennial behavior in general (less desire to settle in one place permanently, more job-hopping, greater focus on experiences rather than material possessions) will impact the housing market.

It needs a combination of a lot of personal effort and marketing, and being successful depends on consistency and of course effectiveness.I also know wholesalers who have started some marketing, possibly sending out a round or two of postcards, and then gave up.

As I'm going through my rental leases today, I realized I forgot about a one month vacancy in one of my properties and have falsely reported one extra month of rental income on my 2019 tax return.I had a net profit for my combined rental properties in 2019 and overpaying for income which I didn't make hurts!!

Of course, the biggest question right off the bat is why would you spend $210k on a property that you only expect to be worth $150k>As far as the analysis:You can probably pull back repairs and CapEx to 15% combined.
