Especially when you are investing from out of state.Good middle class B neighborhoods today are pretty likely to be C neighborhoods in 10-15 years.In my market homes that were built in the 70's, 80's, and early 90's can be bought for around $100,000-$130,000.The problem is people that are buying these older homes in that price range are just scraping by.
