You're dealing with the government and they put protections in place for themselves and their tenants so you can't arbitrarily raise that rent to whatever you want.

I would generally say if more than 10% of your potential investors are going to be asking about it, it should be in the offering memo.That being said, I have seen one page word documents used to raise over $10mm and I have seen 40 page, full color with professional photos, etc.

I was under the impression, as a newbie, the LLC would protect my personal assets in the event of a lawsuit, IF I keep personal funds and LLC funds/bills separate.
