the roof needs a complete overhaul due to sagging, sinking, and the shingles have no more asphalt on them to protect against the weather. 

When you say the HML is not ready, is it a real HML that has a reputation to protect for not fouling up deals?

Don't spend the money on an entity until you have something to protect.

In Ontario its always recommended that tenants have rental insurance to protect their belongingsI don't see how you can be at fault unless the tenant previously notified you that something was wrong with the door or window that may have allowed easier access by the burglar 

But if instead you have 4 LLCs and one property on each and 2 in the other, they will be protected separately.

At this point I will post this on Ripoff Report and anywhere else I can find to help protect others from this predator. 

Send the notice by regular first class mail, certified mail and have someone local post it on the door in a conspicuous place (put it up with good heavy tape & protected from rain or covered with plastic) and take a picture of it for your records.
