Getting ready to buy a very distressed property through a wholesaler.

Thank you for your service.Here are my thoughts.This property does not make a good rental.

If you have the money to buy a property and plan on being in the area for a while, then buy a place. 

I’m eager to start my journey by investing in fix-and-flip properties to build capital with the future goal to purchase rental properties.

After speaking to a real estate investor recently, I got to find out that one of the most important things for wholesaling (if not the most important) is networking, that goes from buyers to listing agents and everyone involved in the sale and purchase of a property.

We are looking for a Co-GP that has good track record and help us to manage the properties we are buying, we will do the heavy listing including bringing investors.

My PM mentioned these folks and after some time we foolishly gave them $600 - $300 for our property she manages and $300 for her own property.

I don't think that properties will continue to appreciate at such a high rate, but I do think that renovated properties will easily appraise.
