I do feel like I paid a premium for a property, but atleast it was rehabbed for me, property management is set up as well as a tenant.

After 2008 crash everyone was forced into even more expensive FHA loans increased upfront PMI and monthly insurance premium which is very difficult to get removed.

One of the issues with this property is that it is AE-flood zone rated so the previous owners flood insurance premium was through the roof.

I was speaking with an insurance broker who mentioned that some flood insurance providers won’t insure investment properties making the premiums way more expensive than for primary residence properties.

I don't know your area, but where I own my rentals (Wisconsin) tenants will not pay a premium for a basement bathroom so I don't put them in.Good luck Kevin!

After the home was pulled from the market the institutional investor reached out again and offered another $15k premium over their last offer (which was already over comps).
