@Andrew Smith my PM does in fact keep the late fees they have to go through the hassle of collecting the rent (making phone calls , knocking on doors) they can have it as long as the rent checks continue to come in. I

They're nearly impossible to pick.That being said, a forced break-in is "forced," and noticeable to the occupant, and there are much easier avenues than a door if someone wants in at any cost.I like the Kwiksets because they allow me to key my own locks and confound the average opportunistic intruder.

I was looking on Zillow trying to gather information on my market and I seen that there where only 75 properties in the last 6 months sold without a hoa and 4,000 with hoa properties should I consider this in wholesaling houses for finding the hot areas to wholesale in I need some input on this subject

Also, another thing to factor in is the TAT and GET with STR. https://tax.hawaii.gov/forms/a1_b2_2tat/I've represented a client who bought in this price range in Waikiki, so it's certainly possible to cashflow.
