Most of them won't issue the loan if its a small amount though so be mindful of that. 

Are they pulling permits on the property ? 

It's a state licensing issue most likely for the agent/agency.

In fact, I paid for 25 photos but was actually able to upload 48 without issue, which is a feature that costs $300 when purchase straight thru said broker... meaning I saved $150 in some ways, as the extra photos was the only feature I would've paid more for.It's a PITA to fill out all the info & disclosures required for the MLS... however, I'd assume that I'd be filling out most of that info with a realtor anyway. 

Negatives would be maintenance issues, and need to update space as time goes on to bring in quality tenants and rent.

Every few days there are new issues and we are constantly having contractors and technicians at the house dealing with one problem or another, while coordinating with our tenants who are on a range of work/sleep schedules.

I've filed a complaint against her officially but do not want anyone else to run into a similar issue.

Again, that's all fine and good but the numbers have to work which is why I was hoping to speak to someone with first hand knowledge of owning a property or properties in the town without an axe to grind like the Seabrook sales people.On the issue of negative STR regulations roughly half the houses in the town are in their rental program currently so I don't see that as an issue in the future as an investor as it's baked into the town's business model and not likely to change.
