I’ll start out.....My first hard money loan I took out September of 2017. 12% with 3% points to the broker at the table. 1 year with extensions available for 3 months with 1% fee.

That $40k to $50k in fees is the same if it's a $2m loan or a $20m loan, in this case $41k / $2.36m is the same as 1.7 points (but would be 0.2 points on a $20m loan, you can see why it's enticing for the bigger loans).

A contractor should be able to put together a box in about 15 minutes each...I would say a days worth of labor ($400) needs to be factored into the cost for a RTA kitchen if you really want to compare apples-to-apples to a pre-assembled cabinet.
