@Hovik Pakhanyan  You're right to be skeptical of the contracts you can find online or even in the fileplace here on BP. 

I’m currently targeting tax delinquent properties that have taxes owed from at 2 years back and I’m searching online for a accurate list that is up to date on that information?

I finished my online course, and still felt nervous about the test.

In my area I have built an initial list of about 20k potential property owners (from an online list company) and will start off targeting a 1k list. 

You should connect with a realtor and get access to the MLS.Real estate listings on zillow, trulia, realtor will not be as reliable as what is found on the MLS(or equivalent).Properties on the online sites may have already been sold.Furthermore, properties just recently listed on the MLS may not show up on the online sites until after a couple of days.

A lot of these numbers Brandon says to just do a combination of knowledge, quick online research and rough estimate:Purchase price: $259,900 (this is pretty simple but I noticed in other BP's videos they will change the purchase price, either lower or higher, is there rhyme/reason to this?)
