I think its definitely feasible to manage yourself if you just have the one property, it may be slightly more difficult from out of state but you can definitely still make it work.

I've been actively searching for and analyzing multifamily and single-family deals, making calls, and submitting offers.

I would make an offer contingent upon one of the units being vacant as you want to live in it as an owner occupant.

I've identified hopefully like mr Henry says, start small and make your big mistakes early, a small town in TX that seemingly could use more storage.

STR isn’t out of the question, just later on with more experience and money to invest in the areas that STR I think would do well in.
