I just want to send a follow up text after X number of months and say "Hi, we are still interested in buying your house, we would be able to offer close to retail if you would be willing to finance all or part of the sale"... or something like that.So it is OK for me to text them from my cell phone and say that, but not from a messaging service?

Early last week the bond got shelled and rates plummeted, then just a few days later it rebounded and massive YSP was gone overnight.If you're a borrower in a conforming loan amount and your rate is in the 6%s, and you're smart enough to figure out how to get yourself into the 5%s in a long term fixed no cost loan...consider it if the savings make a difference.

A lot of loan officers have told me that most and pretty close to all stated income loans have gone away… One thing you may try is a local bank… Oddly enough some of the bank retail mortgage locations are still offing similar loans.
