The main reason this one is so great is also one of the obstacles - it's non-conforming.

Are you asking if why BP has so many ads, Why or How are featured members selling things?

The department store category and really big box 60k,100k sq ft buildings etc. selling mainly clothes and then smaller balance clothing stores in malls have been getting pounded the last 6 years.

My company mainly focuses on “C” class properties and typically does value add.  

A couple of things I WISH it had, if you are listening @Brandon Turner :-), are the ability to export to excel so we can do studies covering ALL years and a 'depreciation feature' like the Investment Property Calculator over at Dinkytown.com. 

I have some basic construction experience so my main concern is getting the electric plumbing etc.

We’ve done everything from rim joist, main water lines, all new plumbing.
