I did some more research and it loks like I was wrong about landlords being able to garnish tax refunds.

For example, before I became a private lender, I did the landlord and fix and flip thing and I was miserable.

There are focus group meeting for woman investors, flippers, landlords, creative deals, first timers etc. 

Ideally I'd like to hear from lawyers here who have already done this for someone, or another Landlord that has experienced this in the LA RSO area, may not exist.
