When you get them on the phone setup a time to do a zoom call, see how they do business, who the connections are they have, and if you get to know them through those conversations and feel good go meet them in person.

So that smells fishy..The vast majority of real estate agents do not own a rental property and have very little knowledge in that field.

Feel free to inquire about their staff qualifications if it's a larger organization.2.

I can't sleep at night feeling I may have left money on the table, so I do same day. 

I want to note, and this advice is not unique to Lifestyles Unlimited, per se, but there are a lot of newbies that go through these various courses, do the 20-100 hours of course work and then feel adequately prepared to start hunting for deals with investors money.Remember, just because it is real estate does not mean there are not major risks.

To my knowledge though, I would need a 20% down payment in order to avoid having to live in the property.

I've done my research and feel that this is slightly below market price.I plan to move into downstairs unit once I can get current tenants out.
