Account Closed the Panhandle just got a lot of rain but no real damage to speak of thankfully. 

There is a lot of water in the water table but recharging it takes time and rain. 

My PM told me they will report to collections but said if I were to pursue a legal action they can support in providing any docs to attorney .I did some online search and found that even if judgement came in my favor it would be hard to extract any money as I am responsible for money collection and not the court.

Used to play about 120 rounds a year when I lived in the Napa valley but moving to Orygun I quit rains to much LOL. 

No judgement, you have held the property for 12 years and have not considered selling it up to this point.  

In an old movie, Willard commanded the Rats to attack people and things like a little Army--I doubt you are commanding any rats.Car outdoors, rats outdoors, seems like part of nature, like the rain and snow.Unless you are secretly commanding your own Rat Army like Willard in the movie.Maybe next time she should buy a more Rat Resistant car because something must draw them to her car--the neighbors cars are not being consumed by Rats.See if the interior is stacked high with old fast food leftovers. 

You may get water issues if you go down, at least when it rains.
