If it was mishandling of a firearm, that MIGHT have prevented it if the tenets cared once again. 

So I like to take preventative measures from it happening in the first place.  

An ounce of prevention is better than a pound of cure, right?

I plan to implement cold calling within the next two weeks. 

It is because at the end of the day, it prolongs the foreclosure thereby adding significantly to the cost, prevents a deed in lieu which is less costly, and opens up the possibility of the 2nd position lien holder petitioning the courts to force the borrower into bankruptcy, which significantly increases costs. 

Install a new thermostat that allows you to program and add limits high/low and lock it out with a code to prevent this problem.

But remember once you implement that it is essentially like increasing their rents so don't plan on doing both at the same time.
