The difference between it and a Warranty Deed (WD) is that the Grantor does not claim or warrant that (s)he has any right title or interest in the property to convey or that there aren't any defects in or encumbrances on the title.Title underwriters prefer to have their insureds receive title by a WD because then if there is a title defect that is identified after the conveyance that costs the underwriter money, they may be able to go back against the Grantor for some or all of the loss. 

There are many others that steer clear of this type of investment for all the reasons identified in the thread.

I would market on Craigslist, facebook market place And WOM.I would again check Craigslist, use rent estimator tool and ask a PM what a one bedroom apt rents for in your area.That starts by identifying your standards and sticking to them, credit and background check and verifying income.Keep us updated on your deal when it goes through.Cheers, Carlos 

All of this being said, you need to identify an area where the rents vs. values make this possible.

Pretty good except if you can't identify a better return it will be a long-term loser deal: 1100x12 = 13200/27000 = 49% COC return.

The property manager and plumber have been unable to identify which tenant (or tenants) are doing this so they advised all of them about this issue and to not flush anything other than toilet paper down the toilet.
