Not sure what type of fund to look at.Edit to add: Don't need highest rate of return, would bee perfectly content with 4% or so if it were easy, and pretty liquid.

I have the cash flow in my budget to eat around $700 if need be, but this is not ideal because I am looking to scale.

There is a difference between short-term and long-term managers; make sure you hire the correct type.

With those types of accounts earning 5%, the drag of idle cash on investment earnings is large. 

This loan type has a prepayment penalty unless you buy it down or the property is in a state that has certain rules (sometimes lenders prohibit them in certain states and you're forced to buy it out, which will increase your interest rate).

Do you see them in a "race-to-the-bottom" consistently pricing lower than any other for that type product?
