Shiva,A couple things to consider; Installation costs & maintenance for upkeep and repair Noise ( certain types of flooring are extremely loud)Real hardwood -one of the more expensive options -installation is time consuming as it has to be nailed down and then sanded/finished -biggest benefit in my opinion is that if your floors get trashed at some point you can always sand them down and re finish them Vinyl Flooring -cheaper than real hardwood -easier to install ( you can either glue it down or float it) - takes abuse fairly well especially moisture -while you can’t refinish vinyl if you float the flooring it’s very easy to pull it up and replace

He fixes cars until well over midnight and making noises.

She has a dog, and I do have other renters in the apartment under theirs so noise could be an issue.

Others like the grind and go even bigger, hiring a team to manage the properties with them. 

If the property is listed with an agent, get it under contract and the title company will work out all the noise and non-sense that your house cleaner/seller is making as well as solving the probate issues.

Tried to convince cops to let us pay the Noise Ordinance fee and let us keep working, didn't work.Found two holes on the roof 4 days prior to listing - plumber put them there 2 months prior, forgot to tell us...does it rain in seattle?

I wonder what will need to be done for noise dampening? 

I've been a residential agent in Portland, OR for 3+ years and am getting a little tired of the grind and pace although I primarily enjoy the work.

I have a lot of pans in the fire so in general, all my planning now is about getting all the "pans" making money with less attention from me personally, with an eye on retiring from the daily grind before 50.
