@Jim K. yes, part of the reason I didn't want to pay for the materials was that I didn't want to encourage this guy to think that whenever he feels like updating something, I'll happily pay for whatever he thinks should be installed.

I would encourage you to start keeping track of all your rental property expenses.

The person selling the house is not doing this for free so I would encourage you to consider this.
