@Jim K. yes, part of the reason I didn't want to pay for the materials was that I didn't want to encourage this guy to think that whenever he feels like updating something, I'll happily pay for whatever he thinks should be installed.

It’s not a high end rental so I have shied away from Windermere so far because the several property managers I have interviewed always encourage a lot of upgrades and price increases that are inappropriate for my neighborhood.Not that it’s a dump!
