If they don't, they're not paying enough attention to the metrics that help them improve performance, which is a bad sign.Some will disagree with me on this, but I advise most investors (and new ones especially) to stick to B/B+ properties and areas.

I do agree that wholesalers should be licensed because many don't know what they're doing, but saying that wholesaling helps no one but the wholesaler is just not true.Respectfully disagree there is not a wholesaler on the planet that can be any more efficient than a good realtor ..

A high-up fire chief quit saying he disagreed and one of the major fires had started small in mid-August and nothing was done until we got a wind storm a week ago that made it major.  3) While I have sympathy for those that lost their homes, like in Napa, building in the middle of a large forest isn't great risk management.

Clearly, you won't be closing any loans without a property, but you need to understand if they have any experience requirements, what their lending package looks like, draw formats so you keep enough in reserve, and overall costs that these loans add to a deal versus, say cash.Overall, the only point I somewhat disagree with is "focus on off-market".
