I don't recommend buying any deals FROM them (because they will already be taking the cream off the supposed future profit), but maybe a Joint Venture type of arrangement? 

This will be our 1st flipping venture and I would love to make the right moves from the start.

Scott and his book on flipping houses. 1) solidify our commitment to real estate and learn the business2) earn extra income for investing and save $$$ when we buy and sell 3) have full access to the MLS to make our own offers and run comps4) have more control of our dealsWe will be focusing on buying, rehabbing and selling SFRs short term.

Otherwise there is no sense in getting mad about something ya have no control over.

Also make sure rent control is not coming for your area.I have some clients doing 1031 exchanges and selling their buildings and have gotten wind of rent control proposals down the pike from the annual rental increases being so large.  

Perhaps take a gander at these new LA duplexes with no rent control.

Doing it my self costs apx $500... an attorney probably charge 1500-2000.The goal is to be poor on paper but control alot!
