The 12 month seasoning notion became common talk a couple of years ago when re-performing loan sales were a larger slice of the secondary market.  

I can just tell you about the area and the clientele, and yes they are on a 1 year lease but that does not mean they will all stick to it. that is just common to that area and it is what it is.

Common sense would say that your contract is with the tenant, not the sub-leasee, so you'd think you'd be in the clear to proceed. 

Is this not something commonly done by BP members?

I live in Massachusetts and wanted to know some of the most common legal mistakes wholesalers make?  

Sugar ants are common in FL, I've seen a few even in upper end hotels and you'll never entirely get rid of them.

Building needs $10,000 is common area updates and then each vacant unit would need paint, possibly carpet prior to renting.  

Is this very common for lenders?

This is common practice for buyers or sellers, and the agents when the appraisal does't seem to support the purchase price.
