My Mom channeled her feelings by helping others and cleaning her cabinets. 

I was thinking units, knowing that some own in the hundreds, and a few in the thousands.  

They'll be verifying that you: have a lock on the door for the area where credit reports are accessed and stored; the computer used to access the reports is password protected; you have a locking file cabinet where the reports are stored; you have a shredder; and the area where you access the reports (i.e. home office) is separate from the living area.  

I also know guys who have flipped hundreds of houses with the same entity and never got hit with the dealer tax.In my opinion, the risk and hassle of holding the properties for over a year outweighs the tax savings.

I trust you have a strong rental agreement that forbids tenants from making repairs and from modifying locks, door hardware, electrical fixtures, plumbing fixtures, cabinets, windows, etc.

The deposits are several hundred below the rent.  

Also included were receipts, photos (date-stamped), and of course the check (less a few hundred dollars from violations/damages/etc). 

The class is a few hundred dollars.

had to edit my post; had thought you needed cabinet hardware, but Amazon's good for that. 

Just a side note, medicine cabinets on the side are probably more out of style then the full wall mirror.
