I would likely need multiple personal references, a very solid job for both adults in this situation that I can verify, and the guarantor would definitely be on the lease. 

If more good opportunities for such come my way then I’ll certainly entertain them.

I went to college on the cheap and I can say there is no better crash course at maturing/learning about yourself, learning discipline (if you want to do well in courses), and learning to "adult". 

I started cold-calling from the web and have not found even a single business that will even entertain the idea. 

There's one adult 3 kids.. btw they also have a dog  but its not on the lease so do I have to provide them with money for pet to relocate as well? 

Instructors were excellent....classmates....well I don't think many of them ended up getting licensed and there were lots of bad questions in class, but that made it entertaining...and helped boost my confidence level.

My preference as far as students is adult master's degree or medical college students.

With that said, it’s tough to find a good yield right now at higher residential interest rates, so I’m at least entertaining other asset classes now such as a small apt. buildings or investing outside my home market.
