@Sepehr Khanbabaei I wouldn’t buy just because you’re legally able to do so, even if you could would you probably can’t the most circumstances but that’s OK it’s not a race it’s a marathon You’re probably gonna need two years of steady income (or a co sign) I would then look into find a Moderate to heavy Cashflow 4-Plex.

I absolutely agree with you on the 10K being insufficient... and catering to the military market shouldn't be too difficult to do, as there is always a steady supply of renters in the area.
