Honestly, you want to be "safely" leveraged as possible without having to much of your own money in the deal.

And most of the cash flow investors I know buy in safe stable locations. 

Doing it on some online website.

Would that be any different than taking a cash out REFI and then putting the cash in a safe place (like a savings account)? 

I love the fact that online acquaintances often translate into real frienships.

I think there are some online banks that have nice returns but for me I’m not really trying to have a savings account generating interest at a bank but rather in real estate and the money in the bank is only a temporary holding spot

I’ve read horror stories online but also know there are some really great property managers out there.
