Insurance is a statistics game, thats how they rate your policies, and statistically speaking, with every property you have, new tenant, people over to your house...etc, you are diluting your protection and lack of need for greater insurance.

There is a site that reviews/rates turn key providers that would help with your diligence.An other option may be to partner with some one here in the area where you want to invest and they could be your boots on the ground sort to speak.

Best bet would be to get quotes, maybe speak to the kit home people and see if they can provide rough guideline prices.Having to get electrical and plumber plus fixtures I would say you'd be looking maybe about $50k for the house purchase and live in state Plus land.

The only challenge was they mostly speak Spanish, but they brought their daughter to translate.

Speaking to the tenant to reach a consensus is usually the best and cheapest option.

I always ask to speak to the person over the phone and usually have them call me (I leave my cell number on the add).

I have made a list so far and plan to interview each but I feel like an interview can have scripted answers while personal experience speaks volumes.
