The fact that you've overlooked them all in your analysis tells me you're probably not ready to take on a commercial property and it's probably a good thing that you don't have any "skin" to lose on this deal.If you're really set on this property though, you could always have another 20 minute chat with the owner about owner financing.

As a quick analysis it passes the 1% rule meaning the monthly rent is at least 1% of the purchase price although 2% is ideal.

Sounds like you'd like to move quickly so a couple suggestions are (1) post the details of the deal on the Deal Analysis Forum, explain the deal and solicit opinions; (2) contact a real estate attorney and get a sense of what it would cost for an attorney to represent you at closing, explain your concerns about the risks, and see what can be done to mitigate them.

Are there times when you do a cost benefit analysis of a situation and figure, well, I probably won't get caught if I leave x or y, or the tenant isn't very responsible as far as I am concerned, so why should I spend my precious cash flow on them?
