Does anyone use a tool of some sort to plan out a cash flow tree with rentals? 

I think both are great - I prefer to lend out of my Self-Directed IRA first, then I use the cash value of my life insurance. 

The amount of cash or high interest debt that it takes to pull off a BRRRR is substantial.

A bird in the hand is worth two in the bush, that's always true.

It's the draw and when you have a short drive back to LA or Palm Springs, it makes it worth while.

Have considered hitting it with herbicides and seeding, but not sure it would be worth the time/money/effort at this point.

Linn Township also is super close to the lake and not far from LG (which honestly has the lake and restaurants but that is it) and it might be worth looking at. 

At one point I had the thought of trying to get into the weeds of the property myself but ultimately decided that it wouldn't be worth it, for me at least.Anyway, the point is that I want it to not look the way it does lol. 

Is it worth trying to sue them?
