We had a Brinks system for 15 years and when we cancelled our service (to upgrade to a more sophistocated system from another company), they tried to charge us a $260 cancellation charge, even though they couldn't provide a contract that said we owed it.

If you are retailing the house, then all the details matter and you will need to have the upgrades to get a sale, especially since you have a lot of competition.

Maybe put slight up-grades, or rehab it a bit to try to command more rent (this depends on your area and market).
