I get why you would use a realtor before but it's silly right now. 2) seems like their main source of advertising is a hand draw "for rent sign" ha and 3) You've gotta take the hit and just lower prices till you get some interest.

AirBNB is a platform to advertise your short term rental.

If you do say single gender in any advertisements you will need to be very very careful with how you phrase things.

As far as a $1,000 budget, I would probably do a few things:1) design and buy a back window sticker for your car (or tailgate of your truck) so when you’re driving around folks will see what you do (very cheap and effective advertising).

When there's vacancy, I use facebook marketplace & craigslist to advertise, it never takes more than a few days to fill@Peyton ZachrichAwesome bro, keep crushing it.

It takes a while to install DIY but it's worth it.I wouldn't even recommend that trendy laminent wood flooring either.

Hey Terry, I'm with you - my buyer signs where I am advertising a house get TONS of calls, I can't even keep up.

I did commercial property management in CO and sometimes we would get new buildings and have to guess base on nearby similar properties advertised NNN costs per SF.  

Based on how much of a waste of time it has been, I've pulled back on CL as an advertising vehicle.  

Also, the MLS in most states has pretty strict rules about advertising a property listed on the MLS, so I am not sure how the wholesaler then goes about doing that without liability.
