However, here is the catch: If you cross collaterize you will end up with a 5 year commercial ballon product with higher rates.

OURS is the lender.THEIRS includes the additional third party charges from others required to close this transaction... title company for sure (closing + lenders title insurance) and it's possible that outside attorneys are preparing your loan docs.

Charanjit,it is possible in some circumstances to co-invest personally with your IRA but since you are considered "disqualified person" to your IRA such transaction might be prohibited.

He constantly asked us questions and let us feel like we were making decision but he was really good at motivational interviewing and giving us perspective from the other side of the transaction.
